Precautions against freezing of water in plumbing systems

With frost protection prevention is always cheaper than cure. If you do not take precautions you may not be covered by insurance.

All pipes and fittings, both inside and outside, need to be lagged, including those in the roof space.

• Allow a little heat into the loft to ensure the pipes and cold water storage tank do not freeze.

• Even when insulation is provided, freezing of water in fittings cannot always be prevented if the cold weather continues for an extended period, unless the area receives some heat.

It is essential that during severe cold conditions the water system is completely drained if the building is to be left unattended for any length of time.

• It is a wise precaution that unoccupied buildings should be provided with heating if only for part of the day if there is still water connected.

• Central heating systems with frost stats are economical and can prevent expensive bursts.

• Make sure ball valves don't overflow - these can be easily adjusted.

• Respond quickly to any burst pipes.

• Make regular checks of your property including any garages and outbuildings.

• Ensure you know the location of the stop tap and ensure that it is easy to operate.

• Stop taps also need to be insulated.

All insulation material should be maintained in a dry state. Make sure that external lagging is protected.

Dealing with Frozen Pipes

Advice to Customers

First, check your pipes for any signs of splitting. If you spot any damage, call a plumber. If you don’t get the pipes repaired now, you might suffer from flooding once the water thaws.

If you have no water, and you think this is because your pipes are frozen, then you could try the following:

Turn on the cold water tap nearest to your internal stop tap, and turn it to a position where the water flow would normally be slow.
Take a hair dryer or electric fan heater and gently direct the heat around the internal stop tap until the pipe thaws.
Never use a naked flame to attempt to thaw any pipe work!

Dee Valley Water points out that it cannot be held responsible for any damage to internal pipework as a result of taking any of these steps.

Customers need to be aware that if their internal pipes are frozen DVW can’t do anything to help them restore the water supply. In these instances, customers will need to wait until the pipes thaw naturally.

Safety notes:
If your central heating system is frozen do not light the boiler or switch on the heating. You will need to call a plumber for assistance. If you have a gas-fired central heating system, please remember that only CORGI registered gas engineers are legally allowed to work on your system.
